Tips on Hosting your Nashville TN Garage Sale

Garage Sale Tips And Tricks to make your Middle TN yard sale the most beneficial for you!!

We recently had a Garage sale at our Murfreesboro TN home and learned a few tips to keep it easy, fast and simple.

A garage sale is a great way to make a few dollars and get rid of a lot of clutter in your home before you list your Nashville TN home.  It can also be a lot of work. But with a few simple tips, you can create a garage sale that runs smoothly and makes you more money.  The less clutter in your home, the easier the buyer can see the beauty and features in your home.  So Purge and make some $$$$!!!

Getting Ready for the Big Sale

Get all of your things for the garage sale ready to go before the sale begins. Start by organizing everything into categories. Put kitchen items in one section, toys in another, books in another, and clothing in yet another. This will make it easier for people to find your items. Pick up some plastic baskets from your local Nashville TN dollar store to fill with small items, and label each basket with a per-item price. If you have items that don’t fit into a category then grab some bright-colored painters tape and use a sharpie for easy price recognition.  This saves a lot of time wasted labeling each and every small item with the same price.

Remember, on average you will get between 25-35% of what the value of the item was brand new.  Price fairly and expect for haggling.

Wash clothing before you put it up for sale. A clean, nice-smelling piece of clothing is more likely to go for the asking price than a wrinkly one that doesn’t look fresh. If you can, mend any small issues like loose buttons. We hung up the majority of our clothing at the last garage sale, it makes the items easier to see, quicker to sort and no one enjoys going through bins of clothing.  Have gender, sizes and types separated.  Some of your customers are looking for baby clothes, toddler, maternity, etc.  If you are selling curtains, sheets, tapestries, etc., go ahead and hang them as well.  If you have a garage door you can hang items on it, or a ladder works well for smaller items.  Bulk pricing is a great incentive for the customer to buy all of the items, which is less you have to worry about selling or giving away later.  Give toys a wipe down as well so they look newer and cleaner.  Dust pictures, wipe mirrors, lay out rugs. Think of your sale as a store display! If the items are appealing they will go faster.

Start Early like Crack of Dawn!

I have noticed in Middle Tennessee that garage sale lovers often start out early in the morning, so get up early and get started.  Have coffee, lemonade, or baked goods. This is a great way to get your kids involved and help. They can sell beverages or baked goods for $1 or by donation. You may miss a lot of the bargain hunters if you choose to sleep in, so set the alarm! Have everything ready the night before. Set up on tables you can simply push out. Casters are a great way to make this easier. Price things a little higher than you would like to get for them, since all garage sale visitors love to negotiate a better price, this way you can drop prices without losing much, but still fair for you and the buyer.

Advertise Your Sale

Advertise your garage sale, not just with signs around the neighborhood, but on the local craigslist page and the local buy sell trade Facebook pages in your Nashville neighborhood where many people look for garage sales to visit each weekend.  You can also list a few of the items you will have to get interest in your larger items.  If your neighborhood is having a neighborhood yard sale, participate.  People love to be able to hit multiple sales at one stop!  If you can’t participate in your neighborhood one, see if another family wants to join in on your sale and you can list it as multiple family sale. Large sales with a lot to offer will draw in more people, resulting in more sales for you. You can finish off the evening with a barbeque and turn a successful garage sale into a successful weekend event.

Have fun with your Garage sale and use it as an opportunity to let your buyers know that your home will be coming soon to the Nashville Real Estate Market.  I would be happy to go ahead and put a coming soon real estate sign, as well as, flyers, marketing materials, and business cards.  Let’s get early interest in your home so we will get top market value for your home!  This is one of the many features I offer as your Nashville, Middle TN Real Estate agent. I will always have your best interest in mind, making the process simple, and using creative ways to find the best buyer for your home.

Let me know if I can help advertise your next garage sell.  Lets get your house clutter free and ready to SELL!!!

Guide to a Clean Home in 15 Minutes a Day for your Nashville Home

Clean Your Home In 15 Minutes A Day

Housework has a way of getting overwhelming quickly. You put a few things off and before you know it you’re facing hours of cleaning just to get it back to normal. But if you plan carefully and stick to a plan, you can get all of your basic housework done in only about 15 minutes a day, and keep it clean and company-ready all the time.

Start With A Baseline

You’ll have to do that deep cleaning before you start, because otherwise you’ll always be playing catch up. Set a day aside and clean your Nashville  house from top to bottom.  The weather in Nashville TN is so unpredictable, but 7 out of 12 months usually have a day or 2 that your able to open windows and air out your home!  If you stick to the simple 15-minute-a-day plan from here on out, you’ll be able to keep up and not have to do as much deep cleaning through out.

Your Daily Fifteen

Make a list of the main cleaning jobs in your home.

These will usually include vacuuming/floor sweeping, cleaning bathrooms, dusting, washing floors and counters, and laundry. The things on your list may differ depending on the size of your home and how many people live there, as well as the type of flooring you have.

Select one or two things to do each day. Make the most of your time by some of our secrets so you are combining chores and minimal effort.

How It Looks

Something my wife and I have put into play since we moved to Murfreesboro TN  is having a schedule, yes it is flexible and doesn’t always stay the same, but, it helps us stay on track!

For example we have a few small things daily so it doesn’t get as overwhelming.

Monday: Kitchen Clean Up

The weekends we tend to cook a lot, so our kitchen needs a little attention for the week.

Wipe countertops, sweep, and vacuum, shake out rugs, and take a quick inventory on food. How many leftovers are we storing, what can be thrown away, and what do we need for our week.

Tuesday: Bathroom Fun

A friend gave my wife great advice on bathrooms and that is keep your cleaning supplies in the bathroom  Thank you Megan Overby!! If you have some spray cleaner, bleach wipes and paper towels, then you only need 5 minutes or so to wipe down counters, Windex mirrors and take out the trash. If you put toilet cleaner in the toilet before you start then after you’ve wiped counters its ready to be cleaned.

Wednesday: Dust/Vacuum Day

I love dust wipes. They are so easy and quick to use. Keep a few in each room and, once again, you have your supplies, so as you walk past the shelves in the living room you can do a quick fly-by with your dust wipes and, before you know it, everything is dust free. After you have dusted, do an overall vacuum of the house. If your home is 2 levels it’s really helpful to have 2 vacuums, or at least a dust buster on each floor. Split up the levels, so vacuum Lower level Wednesday  and Thursday do the upstairs while your waiting on laundry.

Thursday: Sheet/Towel/Blanket Wash Day

Yes, these things take longer than 15 minutes overall, but not your actual time, just waiting to switch out loads and nothing is better than clean sheets, in my opinion, but if you wait till the weekend when the majority of laundry gets done, it takes up valuable washing time  So, we like to knock these out on Thursday. Same thing with Blankets (we keep our furniture protected with blankets from our dog and toddler) and Towels. If you are like us and sometimes leave your sheets, towels, etc. in the wash too long, check out our post on how to get rid of that mildew smell. It is life changing and will be posted later this week.  It’s a towel saver!

Friday: Anything Extra Day

Some weeks the bathrooms get forgotten about or the sheets don’t make it to the wash, so Friday is our make up day.

Weekends: Catch All

I hope everyone gets to spend their weekends with family and friends but if you’re like us we usually have a project or busy schedule. Use the weekends to finish up on anything extra and try to get some R&R or enjoy our beautiful city of Nashville TN!

Housework doesn’t have to be exhausting and eat up all of your valuable time. If you can just do a little each day, it is so much easier and you will always be ready when that neighbor, mother-in-law, or friend surprises you with a visit.

Hope this guide can help you and please send us any great cleaning tips and secrets your family uses!

Happy New Year!!!

Happy New Year!!!

As we all get back into the groove from the holidays, kids staying home and spending time family and friends, I wanted to wish you all a Happy New Year of 2017! We all make resolutions to get more healthy, work out more, lose weight, save money and start fresh.

And there’s nothing wrong with these old resolutions. Many of us could stand to exercise more often or get rid of some bad habits. But there’s more to life than a drive for physical improvement.

That’s why I’ve recently begun putting a new twist on my resolutions. I’ve found carrying out these new resolutions so much more fulfilling that I thought it might be worth sharing some of them with others. Here are a few of my personal favorites:

Spend more quality time with your family.

Make sure your loved ones know how much you love them.

Make an effort to appreciate everyone for who they are.

Be slower to anger, and more thoughtful in your responses.

Whenever you see the opportunity, do something to make the world a little better and more joyful than it was a moment before.

I want to focus on my loyal clients and make sure I am giving as much to you as you give to me. I am continually blessed by the referrals from so many of you and I want to support you in your business too. Reach out let me know if you start a new venture or if you know of a great mechanic, plumber, hair stylist, a new chef or restaurant.   I would love to share local hardworking people with my client base and hopefully bring you or a loved one new business!

We will be showcasing our talented clients so feel free to email me with what I can share about your business.

May this year be the best yet for you and your family! I look forward to working with all of you very soon!
